Commercial Preconstruction
This area of a project is perhaps the most significant in affecting the successful outcome. Just as the carpenter's adage "measure twice, cut once" identifies the significance of the planning stage, preconstruction services including: Estimating, Site Evaluation, Site Development, Utility planning, building and code review, project planning, project scheduling, material costs and availability, budget management and value engineering all play an important role in the successful outcome of a project.
The Preconstruction planning phase of a project is many times looked at as unproductive however, the significance is usually verified by a large number of costly changes throughout the project which often extends the targeted completion date. We encourage all clients to take advantage of our preconstruction services. There is more to getting a good value than getting a good starting price. If planning is overlooked, one could reasonably expect changes which affect the cost and time. While almost all projects will have some unforeseen issues, there is no excuse for poor planning. It is our goal to offer timely solutions to problems which do occur. And we have the owner covered with our newly implemented No Cost Change Process if there are a few (up to 10% of the project budget) changes which the team decides to make.
We work with a variety of architects, designers and management firms to complete the documents necessary for a successful project. In some cases simple drawings are adequate to clearly represent all of the necessary components of a simple project. It is not our mission to provide you with documents you don't need. Our goal is to have a satisfied customer. Other cases require full drawings, project manuals and specifications. We can help you complete your project at whatever level you feel comfortable. By working with our recommended architects and designers who we work with regularly, the document set can be minimized to include only the additional items unique to your project. This reduces the overal project cost while maintaining the integrity of the project.
